Rental Screening Criteria Effective Date: January 1, 2026

Income Requirement: Verifiable gross monthly income must be at least 3.0 X the monthly rent. (Standard for 2026 luxury rentals).

Credit Score: A minimum FICO score of 700 is required for our Heritage Collection.

Rental History: No prior evictions. We require 2 years of positive, verifiable rental history or homeownership.

Order of Processing: Applications are processed on a first-come, first-served basis. We process the first completed application; if approved, all subsequent applicants in the queue will be refunded their $60 fee within 7 days.

Appliance Disclosure: In compliance with SB 628, all units include a working stove and refrigerator unless otherwise noted.

Electronic Refunds: Per AB 414, all security deposit refunds and application fee refunds will be issued electronically via the original payment method unless otherwise requested in writing.
